Our top priority is to ensure that you understand the product of the home you are purchasing and feel CONFIDENT in that decision. We find that Buyers feel more confident in their decisions when they have all the information presented to them. Our Clients find our home construction knowledge is very beneficial to them during showings and determining if the home and its features are worth pursuing. We don't just show homes, but we advise on the home's mechanicals and anticipated costs. We also advise on potential future home maintenance to help you decide if a house is the right fit for you. On homes older than 40 years there are inspections we particularly recommend as the mechanical features begin to break down over time. On new construction homes and working with Builders, we strongly encourage Buyer Realtor Representation to work in the best interests of the Buyer. This is because Builder's Salespersons represent the Builder and have their monetary interests at heart.

We meet our with our clients to discuss their goals in home ownership. We are able to meet anywhere, often times, Buyer's choice of coffee/tea house or at their homes. From there we recommend Lenders they would be interested in working with.

We talk with the Lenders and make sure they have what they need from our Clients to begin the process. We can help facilitate the exchange of documents between the Lender and the Buyer. The Loan Qualification is important for buying a home. Having a loan qualification letter is like having a plane ticket before boarding the plane.

Since we are full-time Agency, we are able to accommodate showings at all times of the day (within reasonable hours) for our Clients. In today's world, we know home searching is so easily done at the your fingertips, but we still engage with our Buyers on potential properties we believe they may be interested in.

Contract Services

In the State of Oklahoma, Buyer's Real Estate Agents do not work for free. This is a common misconception put out by new Agents as a tactic to attract potential Home Buyers. We work on a commission fee structure negotiated prior to providing contract services. Often times, Listing Agents will compensate Buyer's Agents, but in order to do so, the Buyer's Agent must have an agreement with the Buyer(s) outlining what services will be provided throughout the transaction and how compensation will take place.

Inspections/Negotiations

This is the hardest part about purchasing a home. We advise on which home inspections are needed and help schedule them. We are present at all inspections and are interactive with the Inspectors asking questions and gaining perspective on proper ways to remedy an issue. We encourage our Buyers to be present for the inspections so they can learn more about the home they are buying and how to maintain it. We keep Clients within the contract timelines and help draft the negotiations for repairs.

We facilitate the information between the Title Companies and the Buyers. We review the title commitment and present any issues to the Buyer. If there are issues, we present that to the Seller(s), or Seller's Agent, for them to arrange the necessary remedies. The Closing takes place at the Title Company, who arranges for the Buyer's funds to be paid to the Lender and the exchange of the sale is finalized.
