When working with Sellers we like to ensure that you understand the condition of your home prior to listing and prep the property for anything that may need to be addressed prior to listing. This helps to ensure a smooth transaction with few surprises. By thoroughly understanding how a home functions, we are also able to present ACCURATE information to Buyers that doesn't waste either parties' time. We also have experience with SOLAR paneled homes and how to navigate that world with Appraisers. To get started, you can schedule a listing consultation at no charge. Jessica will meet you at your home and do a walkthrough with you to identify ways to prepare your home for listing. Jessica wastes no time to listing. The normal time period between listing consultation to putting on the market can range from 1 day to 2 weeks. The 1 day option is for Sellers who have to sell urgently, for example, they are moving out of state and have put an offer on a home and their home has to be on the market within 2 days. Listing Consultation

This is the first step to listing the home. We schedule an appointment to walkthrough the home with you. We will run a comparative market analysis for your home to give you a price point. We will review the listing timeline and transaction timelines. Click here for a list of items we need for that appointment.

Photography

We employ professional photography for our listings. Consumers have a first impression and how the photos of the listing are presented will determine if they schedule a showing. While capturing the home, we also like to capture the amenities of the neighborhood and nearby points-of-interest.

Marketing

Our listings can be found across the internet by utilizing the Multi-Listing Service Platform provided by the OKC Metro Association of Realtors. Our marketing includes things like door hangers, postcards, and ads. Impressions Printing is a local company that we contract with to provide our marketing materials.

Staging

Not all homes need staging. We have a list of Staging Providers that we can recommend for use. It is proven that a staged home creates market competition amongst homebuyers, fetches a high price, and has less days on the market. We always recommend staging on vacant homes.

Roof Inspection

We utilize Abode Construction & Roofing to inspect your roof prior to Listing. This prepares the Seller on if they will likely need to replace their roof prior to listing. The replacement of a roof is often a deal-breaker for Buyers due to insurance companies not covering full replacement upon the transfer of ownership.

Solar Panels

Solar Panels are growing in Oklahoma City. There are not very many Real Estate Agents knowledgable about them and how to navigate the Appraisal process. When listing, we provide the Seller with a form to fill out about their panels to give to the Appraiser to make sure they have all the information they need to determine the value of the panels. We also advocate for our Homeowners that the Appraiser have the proper designations from the Appraiser Institute to give value on homes with solar. Too often we hear of Appraisers undervaluing solar panels due to their lack of experience and knowledge.
